Did you know only Surveyors provide accurate property valuations!?

Estate Agents only provide a market appraisal i.e. what they feel the property is worth in the current local market. This is typically based on what's currently for sale and how buoyant the market is. To be honest it's not exactly rocket science but then again Estate Agent appraisals have been known to vary widely, even by as much as several thousands of pounds. Their appraisal usually depends on their knowledge and experience on your type of property and area plus their sales targets.

Remember, estimates are often purposely high to gain your business but in the long run you may be requested to lower your price to get some interest - after all your home is only worth what a buyer is prepared to pay for it!

In our opinion, with a degree of minimal research you have a better chance of appraising your own property.

Methods of Property Valuation:

  • Properties in the streets and area surrounding your home provide you with the ideal guide to what your asking price should be - after all you are in direct competition with them! They can be found in your local paper or on online property sites. These properties are already up for sale and have therefore taken into consideration the current market when deciding the selling price. If possible look at 3 or more similar properties, one with less features, one almost identical, one with more features and compare the difference in prices and unique selling points e.g. better décor, new windows, etc. This should give you an idea of your asking price.
  • Contact local Surveyors or Conveyancers and get a true value of your house. Conveyancing costs are usually from £25.
  • Contact a local Estate Agent and get their advice, but beware they will be trying to sell their services.
