Typically an Estate Agent is the go-between in trying to arrange viewings between both parties, after all why create extra work for the Estate Agent when the seller can take care of the viewings. Arranging a suitable time and day can take quite a few phone calls between all 3 parties whereas if the call came direct to the seller this could be arranged with minimal effort.
From a personal safety point of view we strongly recommend you never host a viewing alone - even if you live alone ask a friend, relative or neighbour. This also applies to Estate Agents who in most cases simply arrange the viewing and are not available to meet the buyer with you.
Have as much property information to hand as possible for the potential buyer to take away. Not only does this make you look like a more professional and serious seller but also cuts down on the number of questions they may ask you after they leave.
