How many times in the past have you requested property information from an Estate Agent matching your criteria only to receive some properties matching your criteria and some completely outside of your specification? To say Estate Agents vet potential buyers and only send quality enquiries your way is an understatement. Often it is time wasted for both the buyer and seller. By talking directly to a potential buyer you understand how serious they actually are.
When a buyer first contacts you, you need to establish how serious they are i.e. Do they have a property to sell? Is it on the market? Do they know your asking price? Do they require a mortgage, if yes, have they already been pre-approved? Depending on your circumstances, you may not want to accept an offer from someone who cannot confirm they are in a position to buy. Another consideration is that different buyers can affect what price you are happy to accept for the property for example a cash buyer could be far more attractive allowing you to consider accepting a lesser offer.
Once you feel comfortable they are serious buyers arrange for them to view as soon as possible, while they are still eager. If buyers feel you are taking too long to let them view they may (1) see this as a sign of a lengthy sale process and/or (2) find another property they like.
